Cleaning Services: the Modern Cinderellas, “Property Times”, №49 (149) 2006

The cleaning market is completed for less than 7-10%.

The cleaning companies, which work in Ukraine, are able to offer a wide spectrum of services to the client. The assortment of services is always growing.

A big attention is paid to the cleanliness of working premises. Lots of managers of commercial structures, and also of governmental institution, realize, that any premise needs to be cleaned. The cleanliness of office buildings contributes to the growing of efficiency of workers, reducing of illness level. Besides, the percentage of selling is bigger in clean shopping malls, because cleanliness attracts more customers. The look of the buildings and adjoining territories play the important role in the attendance of shopping malls. That’s why more companies attract the cleaning specialists.

Right now the cleaning market in Ukraine is still forming, because the cleaning business is developing just for a little while in Ukraine.

“The Ukrainian cleaning market is still formatting. At the same time the number of cleaning companies is growing each year, the number of their services is also growing, the methods of their jobs is becoming more and more European like. The cleaning market grows together with growing number of business centers, supermarkets, shopping and entertaining markets, office centers”, Alla Kucherova, the marketing specialist of Kiev-Berline-Service, says.

According to the specialists, lately we see the growth of cleaning services. It’s caused because the majority of population is already acknowledge with them, some of them have already estimated the incontestable advantages of professional cleaning.

“It’s also necessary to notice, that the main factor of cleaning market development is construction of big amount of luxurious real estate. Its owners attract the cleaning companies at the stage of construction for doing of cleaning jobs, cleaning after construction and also for everyday cleaning”, Iryna Kladko, the marketing specialist of Shaden Group, states.

The specialists notice, that the last 2-3 years the native market of cleaning services start developing with rapid steps. According to Maksim Vinnik, the leading manager of cleaning company Chistyj Svet, the occupying of native market with international companies and construction of big real estate objects caused the development of cleaning business in Ukraine. As the direction just started its development, the number of experts tend to state, that it’s still early to tell about the leaders of cleaning market. One of the first companies, which started working at Ukrainian market, was Kiev-Berlin-Service. The company has already changed its field of activity and does the providing of technique, equipment and detergents right now. As for the main Ukrainian companies, which offer the professional cleaning, the biggest are Dussman-Ukraine, Shaden Group, Actual Service, Euro City, VIP Club, Gefest-Luks, Griffin Group, DaLa, Den, First Cleaning Company, Kiev Cleaning Company, Ideal Service, Kiev Cleaning, Clean Star, Prado Cleaning, Primex, Poryador, SID, Charlok, Center of 1000 Services, West Service, Primex, Technosila, Urkchymcleaning, Clean Solution etc.

According to Iryna Kladko, there’re about 150 companies in Kiev. Of course, most of them are one-day companies or have appeared just recently and didn’t have time to get a reputation.

“We have lots of small companies, which offer cleaning services, as dry-cleaning of carpets, general cleaning, and showcases washing. As a rule, they have a small staff and small equipment arsenal, that’s why they may do just small amounts of jobs”, M. Vinnik adds.

Services and Cost

At the moment the cleaning companies, which work in Ukraine, are able to offer to its client a full spectrum of afterconstruction services, yacht cleaning. The assortment of services is constantly growing. It’s explained by the growing of its competitiveness. Some companies do the wide spectrum of services. The most essential are the following types of cleaning: the everyday, the general cleaning of premises, the afterconstruction cleaning, the dry cleaning of carpets, the warehouses cleaning, high-rise window washing etc. Besides, the set of companies offer the services like the single cleaning of premises, care of marble and granite flooring, flooring from wood and laminate, cleaning of hospitals and other medical institutions, cleaning of external territories, snow from the adjoining territories, building roofs, high-rise cleaning of facades, cleaning of sport-complexes, cleaning of beaches, dry and damp cleaning of carpets and upholstery, removing of dust, wiping of mirrors, removing of trash, bathroom service, kitchen service, care of plants and refilling of support consumables.

The cleaning companies are able to offer different types of cooperation to the client, which may be divided on the single jobs fulfillment and long-term partnership based on contract.

“Amongst the single jobs one of the most essential services is general cleaning (about 70% of the general amount of orders). It’s often includes the windows washing, floor processing, dry cleaning of carpets, bathroom service, and also processing of all types of surfaces in accordance with customer’s needs. The average cost of these jobs in Kiev is about 6 – 15 grivnas for one square meter of office premises”, Artem Kovalevsky, the marketing specialist of DEN, says.

As the contract base, the company does the everyday complex cleaning of premises. Besides, the additional specialized jobs may be done. The specialists state, that the cost of specialized cleaning services may be 10-30% lower depending on the object. They also state, that the complex long-term services may be lower for 10-30% depending on the object.

“The separate directions of cleaning are cleaning after construction and repair. The main difference of this type of cleaning is necessity of the specialists, not only presence of specialized equipment. This is a keeping of building in the good condition, removing of fabric stains, cement, dust removal and removal of construction trash”, A. Kovalevsky says.

As for the cost of cleaning services, the specialist state, that their price depend on the volume of cleaning area, its goal and requirements of the client.

“The cost of everyday contract cleaning includes the salary of professional staff, amortization of cleaning technique, tools, expenses on professional detergents etc. It’s also necessary to notice that concluding of contract defines the cost of the cleaning”, M. Vinnik says.

The cost of each type of cleaning for today is:

• Washing of windows, showcases, facades until 3.5 m – 9 grivnas for one square meter
• Dry cleaning of carpet, synthetic and natural carpet – 6, 9, 25 grivnas for one square meter
• General cleaning – 9 grivnas for one square meter
• Cleaning after construction – from 12 grivnas for one square meter
• Cleaning of commercial estate – from 6 grivnas for one square meter
• Restoring of marble floor – from $40 for one square meter
• Serving of set-outs – from 39 grivnas per hour
• Cleaning after fire – from 50 grivnas for one square meter
• Cleaning of the air-plane – 200 grivnas for one square meter

“The most essential are the following services as contract everyday cleaning and technical maintaining of buildings. Generally the customer should define more exactly, if the contractor has a full amount of qualified staff and if they can provide the full spectrum of service, including the technical maintaining of buildings”, M. Vinnik adds.

As for the prospects, the specialists say, that the intensive growth of cleaning services depends on the development of constructional field of Ukraine.

“Generally the development of this field is connected with the growing of the construction of real estate. As the practice shows, the places with big areas need the modern methods of cleaning, that’s why we have the necessity of cleaning jobs and professional technique”, A. Kucherova says.

Besides, according to the opinion the market operators, at the moment the cleaning market is completed for no less than 7-10% only, that’s why its potential is huge.

Specialists’ Comments

Artem Kovalevsky, the marketing specialist of DEN:

— The first cleaning companies in our country appeared about eight years ago. It was an origin of this market in Ukraine. The incentive of the appearance and further development of cleaning business was the necessity of professional and qualitative cleaning. The foreign companies, which appeared at the Ukrainian market, are used to high-professional service.

At the moment the native market of cleaning services is still at the formation stage. However we already see the leaders of the field, which include the following companies as DEN, Clean-Star, Shaden Group, Actual Service, Clean Tech, etc. Besides, at the moment there’re lots of companies, which may offer the serving of corporative customers.

The cleaning market operators change each other from time to time (the uncompetitive companies leaves the game; the more successful companies take their place). For the last two-three years about 70% of market players are changed for the new ones.

Iryna Kladko, the main marketing specialist of Shaden Group:

— First of all I’d like to notice, that the spectrum of cleaning companies is widening each year. It’s well-known, that it’s necessary to surprise the customer in order to be competitive, increase the professional level, improve the technical base etc.

At the moment the biggest cleaning companies are able to offer a customer a very full spectrum of services. The most essential are the following ones: the complex cleaning (daily and single), professional general cleaning, cleaning of carpets and upholstery, cleaning of office technique (monitors, keyboards, mice, phones etc.), cleaning and polishing of firm surfaces, cleaning of tile, parquet, washing of windows and mirror surfaces, dry cleaning of Venetian blinds, washing of doors, plinths and cases, washing of swimming-pools and pavement tile, cleaning of adjoining territory, gathering and removing of trash, yacht cleaning services, high-rise works, cleaning after construction, marble crystallization, polymeric membrane covering.

Alla Kucherova, the marketing and advertising specialist of Kiev-Berlin-Service:

— At the moment it’s still early to speak about the satiation of native cleaning market. First of all, it’s caused because lots of the companies in small cities work using the old methods of cleaning. Lots of the companies can’t afford themselves the professional service. That’s why the level and number of cleaning companies is growing in the big cities only, as Kiev, Charkov, Donetsk, Dnepropetrovsk, Odessa, Zaporoje and Lvov. At the moment it’s really difficult to persuade a customer that a high cost of qualitative service of the object is justified. That’s why the cleaning services are mostly popular within the big clients: foreign representatives and industrial enterprises, shopping malls and business centers, banks and offices, construction companies, exhibitions centers, warehouses and sport complexes, industrial enterprises and stations.

Maksim Vinnik, the leading manager of Chistyj Svet:

— Nowadays there’re lots of small companies in Ukraine, which offer the single cleaning services, as dry cleaning of carpets, general cleaning, showcases washing etc. As a rule, the organizations have a big staff and small arsenal of cleaning technique.

The leading positions have those cleaning companies, which have the big experience of work in Ukraine, Russia and Belorus, and those organization, which have the opportunity to serve the real estate of any size and purpose. The main direction of big companies activity is a daily contract cleaning, which includes the following services, as cleaning of offices, shopping malls, industrial enterprises, industrial and special cleaning, cleaning of facades, washing of windows, dry-cleaning of carpets, care of adjoining territory etc.
